HOW WE’RE ACHIEVING ZERO CARBON

The Zero Carbon Building – Performance Standard certification of Scotia Plaza’s 40 King Street West is a result of the collaboration and ongoing efforts of the building's owners, KingSett Capital and AIMCo, the property management team, BentallGreenOak, our tenants and employees.

Reducing our GHG Emissions

Scotia Plaza has achieved a 30% reduction in energy consumption (18,500,000+ kWh avoided per year). This is equivalent to the greenhouse gas (GHG) emissions from 2,826 passenger vehicles driven for one year or the GHG emissions from 1,509 homes’ energy use for one year.

Comfort

The installation of high-performance chillers, automated controls for thermal storage tanks to offset cooling during peak hours and an updated building automation system improves occupant comfort, maximizes efficient operation of building systems, reduces energy consumption and optimizes energy savings.

Environmental
Impact

We are offsetting all remaining emissions associated with the building, including emissions from waste generated onsite, by supporting this year’s World Environment Day theme of biodiversity. By purchasing offsets to support Gold Standard-Certified projects, including reforestation of the Yarra Yarra Biodiversity Corridor in Southwest Australia, we are ensuring the protection and restoration of one of the world’s most significant biodiversity hotspots.

Reducing our
GHG Emissions

Scotia Plaza 100 Yonge Street has achieved a 76% reduction in energy consumption of 549 tonnes of carbon emissions. This is equivalent to the greenhouse gas (GHG) emissions from 118 passenger vehicles driven for one year.

Comfort

The removal of end-of-life boilers and chillers, upgraded air handlers with heat recovery, and the installation of air source heat pumps improves occupant comfort, maximizes efficient operation of building systems, reduces energy consumption and optimizes energy savings.

Environmental
Impact

We are offsetting all remaining emissions associated with the building, including emissions from waste generated. By purchasing offsets to support Gold Standard-certified projects, including planting biodiverse forests in Panama, we are ensuring the protection and restoration of the world’s biodiversity hotspots.

We are dedicated to making the necessary building and operational enhancements to achieve the highest environmental certification for office buildings globally – LEED Platinum. This achievement makes Scotia Plaza a healthier, more sustainable, efficient and all around more environmentally sound workplace destination for people within the building and the environment as a whole.

Building Enhancements

Reducing our Energy Consumption

Scotia Plaza has undergone a complete lighting retrofit and every fluorescent light in the building has been replaced with new LED fixtures. LED uses 50% less energy and lasts more than two times longer than fluorescent lights, therefore reducing the amount of energy we consume and creating less waste.

Employee Wellbeing

Heating and cooling system upgrades, including the new chiller system, has not only reduced energy consumption but provides tenants with a more comfortable environment.

Minimizing Air and Water Pollution

Scotia Plaza’s green roof promotes energy conservation, minimizes pollution and increases building performance. Completed in 2015, the addition enhances the air quality of our downtown core and water pollution by reducing storm water run-off.
